Pests don't stay in one part of a building. A rodent problem in the stockroom becomes a health department finding in the dining room. A cockroach sighting near a shared wall in a multifamily property becomes a habitability complaint. Whoever signs the pest control contract is the person who absorbs that risk, and that risk looks different depending on what kind of facility is on the line. A restaurant operator worries about a surprise health inspection or a customer photo posted online. A property manager worries about a pest problem spreading between units and turning into a liability claim. A retail manager worries about product loss and what happens if a customer sees something in an aisle. An office or facilities manager worries about complaints from tenants or staff, and about being able to show that the problem was handled correctly. We've been doing this work across New York, New Jersey, and Pennsylvania since 2012, and we structure our commercial service around what each of these buyers actually needs to be able to prove and control, not just what needs to be sprayed.

That starts with a free on-site inspection. We look at the building the way an inspector or an auditor would: entry points, harborage areas, drainage, waste handling, and the conditions that let rodents, cockroaches, ants, or other pests establish themselves in the first place. For rodents, that means checking for exterior bait station placement needs, gaps that need sealing with copper mesh, steel wool, or hardware cloth, and interior trapping where activity is already present. For cockroaches, it means identifying the species involved, because a German cockroach infestation in a kitchen is handled differently than an American cockroach problem near a loading dock, and gel bait placement and crack-and-crevice treatment get targeted accordingly. For ants, including carpenter ants, we inspect for the trail and nest location before treating, using baits and liquid treatments rather than guessing at a perimeter spray.

For food service and hospitality accounts, documentation is not an afterthought, it's part of the service. We provide written service reports and pest sighting logs that you can hand to a health inspector or keep on file for your own records. If your facility is preparing for a HACCP, AIB, or SQF audit, we support that process directly, because auditors want to see a consistent pest management program with records, not just a technician who shows up. Every technician we send is a certified pesticide applicator in the state they're working in, background-checked, and using EPA-registered products under an Integrated Pest Management approach, which means the emphasis is on inspection, exclusion, and monitoring rather than routine blanket spraying. That matters for a kitchen or a healthcare facility where you can't have chemicals treated as a first resort.

For multifamily and property management, the concern is usually containment and communication. A cockroach or rodent issue in one unit rarely stays there, and residents want to know something is actively being done. Our inspection process looks at shared walls, plumbing chases, and building perimeter as a whole, not unit by unit in isolation, and the sighting logs and service reports give you something concrete to share with residents or ownership when questions come up. For offices, schools, and retail spaces, the same principle applies: an inspection identifies where pests are getting in and what's attracting them, whether that's a break room, a loading dock, or landscaping against the foundation, and treatment is matched to what's actually found rather than applied as a blanket routine.
