Pest Control for Property Managers & Multifamily Buildings

Property managers deal with pest problems differently than any other commercial account. It's not one location — it's a portfolio of buildings, each with its own units, tenants, lease terms, and history. A rodent problem in one apartment can be a paper trail nightmare if it isn't documented properly, and a cockroach complaint that gets ignored for a week turns into a multi-unit infestation that costs far more to fix than it would have if caught early. Rest Easy Pest Control has worked with multifamily buildings and property management companies across New York, New Jersey, and Pennsylvania since 2012, and we understand that what you need isn't just a technician who kills bugs — it's a partner who helps you manage risk across every building you're responsible for.

Rodents and cockroaches are the two calls that come in most often, and both require more than a single treatment to actually resolve. For rodents, our technicians inspect the property to identify where mice or rats are getting in and where they're nesting, then combine interior trapping with exclusion work — sealing gaps with copper mesh, steel wool, caulk, or hardware cloth — and tamper-resistant exterior bait stations where warranted. We follow up with monitoring so a problem in one unit doesn't quietly spread to the one next door. Cockroach issues are handled with gel baits as the primary method, supported by insect growth regulators and crack-and-crevice treatment, with species identification driving where and how bait is placed. We'll also flag sanitation and harborage conditions we find along the way, because in multifamily buildings, pest pressure often traces back to a shared trash room, a cluttered basement, or a unit with a hoarding situation — problems you need to know about regardless of what we're treating for.

Ants, including carpenter ants, are treated in-house with targeted baiting and liquid treatments, both at the perimeter and inside affected units. Bed bugs get their own process entirely, because they carry legal and reputational weight that other pests don't. A bed bug complaint from a tenant can turn into a habitability dispute fast, and you need a clear record of what was found, what was done, and when. Our approach starts with inspection and a customized treatment plan, using conventional chemical treatment as the primary method. Certified canine bed bug detection is available across all three states and is useful when you need to confirm whether a unit is actually infested before committing to treatment, or clear adjacent units after a complaint. A follow-up visit roughly two weeks out is customary as part of most treatment plans. Heat treatment is available on request but is not our default approach.

What sets a property management account apart from a single-location business is the paperwork behind the pest work. Every service visit generates written documentation — service reports and pest sighting logs — that you can hand to an owner, a board, an attorney, or a tenant asking for proof that a complaint was taken seriously and addressed. If a unit or a building is ever subject to a health department inspection, we support that process directly. The same goes for underlying HACCP, AIB, or SQF audits tied to any commercial tenants in mixed-use buildings, such as ground-floor retail or food service spaces. That documentation trail matters as much as the treatment itself when you're managing liability across a portfolio rather than a single address.

Every technician we send is a certified pesticide applicator licensed in the state where the work is being performed, background-checked before they're assigned to your properties, and trained in Integrated Pest Management across New York, New Jersey, and Pennsylvania. We use EPA-registered products throughout. Rest Easy is licensed and insured in all three states, and we provide free on-site inspections for commercial properties, so you can get a professional assessment of a building or unit before committing to a course of treatment. Same-day service is available, and we're reachable Monday through Friday from 7:30 AM to 6:00 PM and Saturday from 7:30 AM to 5:00 PM at 888-927-9842. If you manage multiple properties and need a pest control partner who treats each building's problem as part of a larger, ongoing responsibility rather than an isolated call, that's the work we do.
